FAR in Faridabad
The floor area ratio (FAR) denotes the maximum floor space that can be constructed on a given piece of land. In other words, it is a ratio between a building’s total constructed floor area and the land area.
In Real Estate, FAR is used as an analytical tool to project the impact of different types of land uses and to derive development intensity scenarios.

Calculating Floor Area Ratio – FAR in Faridabad
(As per local Building By-Laws)
Step 1:
Check the Floor area ratio (FAR) for your plot in Faridabad from the table below. If you have the plot size in sq. yards then make sure to convert it to sq. m by multiplying it by 0.83. The table shown below is only applicable for plots in Faridabad.

Step 2:
Let’s take an example of 200 sq. yd. plot in Faridabad. Convert 200 sq. yd. to sq. m. by multiplying it by 0.836 and the result is 167 sq. m.
For a 167 sq. m. plot in Faridabad, the Free/Real FAR is 145 and the Purchasable FAR is 119. Hence the Total FAR is 264.
FAR = (Total area of all floors * 100)/ Plot Area
Therefore, Total area of all floors = (FAR*Plot Area)/100
Total area of all floors for 200 sq.yd. (167sq. m.) in Faridabad= (264*167)/100 = 441.46 sq.m
Total area of all floors in sq. ft. = 4751.84 sq. ft.
Step 3:
If you are planning to consume the full FAR of your plot in Faridabad then according to the Haryana Building By Laws, you can build a maximum of 4 floors. Therefore the per floor coverage area comes out to be 4751.84/4 = 1188 sq. ft.
Note: Balconies, Stilt Parking, Basement, Lift Shaft & Mumty are excluded from Floor area ratio (FAR) calculations. This list is not exhaustive and certain areas may get added during the finalisation of drawings.
